ABSTRACT

Subcontractors all have one common attribute; they are experts in their trade. While subcontractors have an intimate knowledge of their trade, they are less informed about other construction trades. This is a primary reason why general contractors are employed on projects. The general contractor must have a working knowledge of all subcontracted trades, material suppliers, and service agreements. The general contractor effectively understands how these individual experts are brought together to form a cohesive team, then puts this team together and leads them through the project. This cohesive team will often consist of over 100 companies with a subcontract, purchase order, professional services agreement, or other direct agreement with the general contractor. The scope of a project will be allocated among these 100+ experts ensuring that all aspects of the project are accounted for by one of these companies. It is also imperative that no aspect is accounted for by more than one of these companies. This task is as important as it is immense.
