ABSTRACT

Local authorities and governments, planning agencies, surveyors and real estate think tanks are all developing policy towards better access to land registry information. Widening accuracy and access to land registry information is a policy bonus for the democratic institution responsible for its oversight and professionals who use land registries on a day-to-day basis such as agents, lawyers and surveyors. All land registries contain a significant paper element. Most surveyors are local and will have long exposure to plots of land, their owners, landlord and tenants etc. New survey information is updated into a working land registry on an as-and-when basis. Bundled together here are the legal entities of owner, seller, landlord and buyers and tenants. Realtors/real estate agents help sellers and buyers, landlords and tenants agree terms over buying and selling property and in renting. The surveyor, as an independent quality assurance entity, operates as a neutral and expert actor in the land registry.
