ABSTRACT

The retrofitting of a commercial building is often undertaken to provide a building with a new lease of commercial life. In the case of 743 Ann Street, Fortitude Valley, Queensland, the building owners had a clear vision of minimising environmental degradation and creating a healthy working environment for their staff. The building owners understood that over the next 30 years the flow of their business money would result in approximately 2 per cent spending on building costs, 6 per cent spending on operational costs and 92 per cent spending on staff salaries and this determined the design approach, consistent with the principles of bioclimatic design.
