ABSTRACT

The United States Green Building Council’s LEED for Existing Buildings: Operations and Maintenance (LEED-EB O&M) Green Building Rating System is presented in overview. LEED-EB O&M is a means of guiding, measuring, and verifying green building operation, maintenance, and management. Distinct from the other products in the LEED family of rating systems, EB focuses on building operations and maintenance from a whole-building perspective. As a road map to improving building performance, LEED-EB O&M (and green O&M practices in general) should be of interest to facility managers, energy managers, owners, and other stakeholders. With new construction typically amounting to only 3%–5% of the total stock of buildings in any year, existing buildings represent the greatest opportunity available to reduce the industry’s significant consumption of energy and other resources as well as to improve the indoor environment’s impact on human health.
