ABSTRACT

Leaking through below-grade concrete structural components of a basement usually shows at cracks, construction joints, and penetrations. On masonry foundation walls, it can extend over many mortar joints. When the leaking occurs after a basement has remained dry for a long period, it is usually caused by failure of a structural element or one of the waterproofing components. Strategies for draining water within a basement include installing interior gutters within or under the perimeter of the slab to channel the infiltrating water to a sump from where it can be pumped to a sewer. Where basement walls are shallow, perforated pipes should be installed outboard of the foundation at the footing and the infiltrating water pumped to sewers. Sodium bentonite grout can be injected behind foundation walls from the basement interior or from the exterior of the building without excavating.
