Plat prints are provided as black-line or blue-line prints, with sepia or ozalid reproducibles provided if required. Sites reserved for community facilities should be red-pencilled onto the plat. The plat must contain a plan showing existing contours at contour intervals appropriate for on-site slopes and showing the developer's proposed changes in contours by regrading of earth. Soil analyses and maps must show adequacy of soils, hydrology, and sufficient depth of water table to serve the septic systems proposed for the plat. General layout of streets in the plat must not be confusing for emergency access and for residents. Local streets should channel traffic to collector streets; intersections with arterial streets should be minimized. The developer's preliminary plat must show boundaries mapped on developers jurisdiction's official flood hazard maps of flood fringe areas and floodways for defined-year floods, and the relocation of such boundaries adjusted by the grading plan.
