ABSTRACT

The chaotic and incompatible physical development within the Chivhu central business district (CBD) coupled with a rocketing population increase and demand for commercial space has resulted in the Chivhu Local Authority being faced with a dilemma on how to balance land use planning and economic growth and thus its call for the relocation of the CBD (in 2017-though not yet approved). This move prompted the researcher to analyse the extent to which Smart and New Urbanism concepts could be adopted as a means to sustainably redevelop the CBD. No research has been done to suggest the redevelopment of the existing town to achieve efficient and sustainable land use planning. The research henceforth aims at coming up with a strategy of promoting efficient land use planning so as to enhance the maximum growth and expansion of the Chivhu CBD. Data were obtained through interviews, site observations and exploration and questionnaires. The findings indicate that most of Chivhu’s local populace had less understanding of the smart growth and New Urbanism concepts. However, by enhancing participatory planning and educational awareness (in future), urban revitalisation through adoption of smart growth and New Urbanism concepts could be a success.
