ABSTRACT

Land is one of the important and fundamental factors for the implementation of housing development. Good land asset management is needed to monitor land assets owned by Perumnas. The conventional method has a large potential for error, especially in the accuracy of the data which causes the land inventory data to be inconsistent with the existing conditions in the field. Thus, an appropriate land information system is needed to monitor land utilization on a regular basis and find out information related to land area in real time. Perumnas Land Information System (SINTA) can be a solution in dealing with land problems through data digitization, especially for administrative land security. SINTA was developed with the aim of creating a land information system that is informative, accessible, and integrated according to company needs; produces effective and efficient data and strategies for developing new areas; and is used as spatial analysis to minimize land disputes. SINTA is built through the spatial aspect using Web-GIS, which can be useful for other work units such as technical planning, business development, finance, and law. Furthermore, the field data collection process is also useful for physical land security through the creation of benchmarks in Perumnas project areas, so that the location of land and land boundaries on the SINTA map has high accuracy.

Based on risk analysis of existing condition of land management in Perumnas, the authors identify high risks. However, the mitigation response of risk through the implementation of SINTA could reduce the potential and existing risks to low levels.
