ABSTRACT

ABSTRACT: One of the most important factors within a continuos improvement policy is the incorporation of new technologies. The best way to increase productivity and optimize resources is by an improvement in training activities, in construction methods, administrative methods, and in the incorporation of new materials. los Benedictinos' project, built by the construction company `Enaco Las Vertientes' in Santiago Chile, is a real example in which an improvement is attained due to the company concern and the joint work with `Dictuc' the consultant branch of the `Catholic University of Chile'. The implementation of Dictuc recommendations together with the company's own innovations gives important results both in quality as in productivity. As an example of this the different methods adopted by the company in order to solve the problems found along the works, together with the impact of the new implementations such as mobile warehouses, concrete plant, changes in the organization policy and, the most important one, a stimulus for team working are shown. The productivity increase and the complaints decrease as a result of the new policy leads to the conclusion that initiatives like the ones adopted in the example must continue to be implemented in order to break the construction conservatism currently found in Chile.
