As the universal demand for sustainable buildings is increasing, there are low uptakes in implementing affordable housing that complied with the sustainability requirements. Therefore, this research aims to investigate the possibility of implementing sustainability criteria in affordable housing. It provides answers to; what sustainability factors should sustainable and affordable housings have? What natures of sustainable affordable housing are implementable and the possibilities of implementing each of the sustainable factors in affordable housing? What measures need to be taken to improve the uptake of sustainability of affordable housing? This research conducted a cross-sectional survey questionnaire comprising of 37 sustainable factors administered to 122 professionals from the housing industry. The research found that 82% of the responding housing professionals determined the factors that can be implemented in affordable housing. The research found that to design for natural lighting, provide open green public areas, use solar energy system and rainwater, are implementable sustainable factors in affordable housing. Increase floor space index, high green space area ratio, use low toxicity materials, and design to minimize noise and nuisance are the less implementable sustainable factors in affordable housing. A framework for implementing sustainability in affordable housing supply was presented. The framework provides tools for the policy makers, place managers, contractors and developers seeking clarity for the designing and construction of sustainable affordable housing.
