The financial viability of the project depends on keeping capital requirements and operating costs to a minimum. This depends largely on the standards of planning, construction and equipment of the building. Hotel staff requirements are substantial and the payroll absorbs about one third of the turnover. The designer must ensure maximum working efficiency in order to minimise their number. The main hotel entrance is a critical commercial feature determining the location of the main frontage. As hotels are used by the young, old and infirm, designers must be specially careful in detailing and in choice of materials. A hotel will have separate groups of lines for guests and administration. They will normally go to a private automatic branch exchange. Though a number of city hotels have been built high with central service cores surrounded by bedrooms, this is not economical owing to the quantity of circulation space.
