ABSTRACT

One of the important themes of this volume focuses on “the demand for new kinds of work spaces that can best be met by integrating offices into ‘urban villages’ that provide housing, retail and transit opportunities.” This is exactly what we, the Mid-Atlantic region of Crescent Resources, LLC, have been attempting to do for the last four years at our Potomac Yard development in Northern Virginia on a site directly adjacent to Reagan International Airport. This project comprises 300 acres (121 hectares) at what is a recently decommissioned railroad switching yard that had been used by the RF&P railroad since 1848. With 88 acres (36 hectares) in Arlington County and 212 acres (85 hectares) in the City of Alexandria, Virginia, the land came with conceptual site plans approved in both municipalities, which divided the site into 20 development parcels, totaling approximately 4.5 million sq ft (418,000 sq m) of office space, just under 3,000 residential units, about 200,000 sq ft (18,580 sq m) of retail space, 1,250 hotel rooms, and 92.4 acres (37 hectares) of parks and open space at full build-out (Figure 8.1).
