ABSTRACT
Zoning is a geographical approach to land-use planning and has been used by national, regional and local governments in most developed countries and a number of developing countries. The term comes from the practice of designating permitted uses of land, based on mapped zones that separate one set of land-uses from another. Land-use zoning traditionally has been use-based, in which the uses to which land may be put is regulated, or zoning may regulate for example, building height or building lot coverage, or some combination of these.
