ABSTRACT
The endless transformation of land and buildings in modern societies mobilises financial and production capital, professional skills, construction labour and material inputs. Taken together, these activities make up a large part of most economies and loosely comprise the development sector, though they are not identified as such in any statistics. They contribute powerfully to the ‘sustainability’ or ‘unsustainability’ of the individual building, of the locality and of the settlement system as a whole.
