The Building Act 1984 and the Building Regulations 2010 apply to England and Wales and aim to secure standards regarding: health and safety for people in and around buildings; energy conservation; and the welfare and convenience of disabled people. The Regulations apply to all new building work such as might be undertaken by domestic clients and impose duties covering design and construction of buildings, their services, fittings and equipment. There are two ways compliance with the Regulations is ensured: through local authority building control inspectors or approved inspectors. The Consumer Rights Act 2015 requires that in all contracts for services: the trader must perform the service with reasonable care and skill; and the information which is said or written is binding where the consumer relies on it. The Equality Act 2010 sets out the different ways in which it is unlawful to treat someone, such as direct and indirect discrimination.
