ABSTRACT

Greenford Quay in West London is the first major United Kingdom project by United States build-to-rent developer Greystar with a masterplan designed specifically to create a purpose built ‘multi-family’ neighbourhood. The masterplan was based around several new links through the site to improve connections for existing residents to Greenford Station, while a new bridge and a public square was planned to bring the canal back to life. Modules for Greenford were constructed off site by Vision Modular Systems Ltd, from their Bedford factory, generating 80% less material waste of which 97% is recycled. Greenford is the first Build to Rent project that Greystar and Tide Construction are delivering via modular construction and follows three previous modular student housing developments on which the several companies have collaborated. A period of review involving Tide Construction and Vision Modular Systems working with HTA was able to demonstrate that the building would require only relatively minor revisions to facilitate modular delivery.
