ABSTRACT

Mapleton Crescent, Wandsworth, is Pocket Living’s first high-rise modular building and on completion was the tallest residential modular construction in Europe. Mapleton Crescent offers insight into how volumetric construction can help to optimise site capacity of an irregular shaped site, to realise a programme of affordable homes enriched by generous social spaces. Mapleton Crescent was adapted for modular construction from a traditional concrete frame during a period of intense post-tender collaboration with Tide Construction Ltd and Vision Modular Systems. Vision Modular Systems were responsible for manufacturing the 243 volumetric steel modules required to complete Mapleton Crescent from their factory in Luton, Bedfordshire. Pocket Living’s post-planning decision to adopt volumetric modular construction for Mapleton Crescent was informed by their experience of enhanced cost certainty, improved build quality and quicker than anticipated completion times at Mount Earl Gardens, Streatham by HKR Architects.
