ABSTRACT

Caledonian Modular have a long history of delivering successful modular projects across multiple sectors including education, healthcare, military, hotels and housing. Investment in a factory and production machinery is already underway and it is expected that the first prototype modular homes will arrive in early 2021. The architecture seeks to express the precision engineering of the modular manufacturing without expressing the individual modules. Offsite modular construction makes particular sense in urban areas, as the site becomes easier to manage. Better education and skill levels required to work at a prefabrication factory versus traditional on-site construction also form an important socio-economic benefit of the growing modular prefabrication construction method. Modular construction has been used for various heights of buildings but offers the most benefits for mid- to high-rise construction, where many of the benefits exceed traditional construction methods.
