ABSTRACT

Real unit cost benefits of Modern Methods of Construction (MMC) are achieved when a product is mass produced in a truly ‘assembly line’ manner. Programme reductions possible in MMC delivery can also deliver financial savings of reduced site running capital costs, and through generating earlier revenue as the building is up and being occupied faster. Early engagement with manufacturers is often discussed as important to an MMC job, however this needs to be further scrutinised to ensure it is beneficial. The discussion has covered the predominant themes of cost and spend profile when comparing MMC to traditional builds in the market. Once production is up and running an efficient MMC programme should be considerably shorter than a traditional build. Any client looking at delivering a long-term quality product needs to be thinking about R&D, getting into the MMC mindset of standardisation and repetition, and building up their brand standards with a component mindset.
