ABSTRACT

Significant trends such as rapid urbanization, rising motorization, and decreasing modal share of Non- Motorized Transportation, increase travel demand, ownership, and use of motor vehicles. This drives mobility of the urban population in Indian cities and causes urban transport problems, often tackled by intersections like Flyovers that help in smooth traffic flow and avoid unnecessary delays. However, the increase in the number of Flyovers creates huge spaces underneath, where unplanned activities occur. Leftover spaces under flyovers act as a physical barrier in the city’s form and hence planning is critical to reduce the occurrence of voids.

A review of the negative impact of void on urban areas and the importance of intersection area land use planning is deduced in this study. The research attempts to find out the parameters and strategies to mitigate the formation of the Planning void by Flyovers integrating with intersection area land use planning.

Consequently, land use and transportation are identified as two vital elements for planning. Case examples based on different community backgrounds and locations were analyzed to understand different unplanned developments, user groups, and reasons why unplanned developments occur, to identify parameters, and recommend future land use that contributes to the orderly and productive development of these areas.
