Programming for a proposed new building, or for the remodeling of an existing building, is the process of determining what is needed by its users and by the others who are affected by it. The building program is developed in stages. First comes the functional program to determine what the building should provide and how it should perform and to develop the design criteria, together with guidelines and supporting data. During development of the architectural program, the design team reviews the functional program, orders the problem for design, and sets. In the traditional process for building procurement, architectural programming is the responsibility of the architect and the consulting engineers. Gross area is the total area inside the building, or therefore the combined total area of all net programmable spaces and all net-to-gross spaces. As with net rentable area, gross area is measured by slightly different rules according to the circumstances and purpose of the calculation.
