ABSTRACT

The chapter summarizes the prior conceptual and formal models of exurbanization. Community building is changing the face of exurbia. It is not included as part of the exurban housing market because, by definition, entire communities are built in outlying areas. Exurbanization is driven by spillovers and counterurbanization which means they are involved with exurban housing markets. If spillovers and counterurbanization both underlie exurbanization, we should see both processes at work in the housing market. The central theme is that exurbanization is a transformative process that leads to the conversion of wildlands and agricultural lands as cycles of development are put in motion. These cycles embody more than the spatial extension of suburbia. Housing markets bring together a complex set of forces that shape consumer demand and housing supply. For decades, researchers have investigated the nuances of housing demand and supply in central cities and suburbs, but we know less about exurban housing markets.
