ABSTRACT

This chapter looks at more specialized activities for reducing breakdowns and defects performed by professionals in the maintenance department. Planned maintenance is essential for efficient maintenance activities. This means the performance of maintenance activities according to a specified plan or schedule. The maintenance department should handle all the tasks and also periodically check to ensure that nothing has been overlooked in the inspection work done by the production department. As the maintenance department gradually passes more work to production, their extra work-hours can be directed toward improvement-related maintenance activities. The maintenance department must respond quickly to abnormalities discovered through autonomous maintenance. There are two methods aimed at the early discovery of abnormalities: time-based maintenance (periodic maintenance) and condition-based maintenance (predictive maintenance). Time-based maintenance is maintenance performed according to a schedule. It is used for the following activities: periodic inspection, periodic parts replacement, periodic overhauls, periodic precision measurement, electrostatic oil treatment, and oil replacement.
