In most metropolitan areas, a portion of load growth occurs due to redevelopment-old buildings are torn down and replaced by newer, taller, and denser construction, generally with a great deal more demand for electric power. Or, existing buildings might be gutted and rebuilt within their old shells, either upgraded within the same land use (older homes rebuilt as more modern homes) or perhaps changed (warehouses converted to retail on the ground level with residential lofts above).
