ABSTRACT

This chapter explains the development of internal loadbearing and non-loadbearing walls, and explains some of the various proprietary partition systems available for use in housing. It focuses on party walls – walls which divide dwellings between terraced or semi-detached houses. The primary function of partitions is to divide space. All partitions will need to ensure that they carry their own self load and the loads of any fitment or component that is attached to them. In addition to this, some internal walls may bear some structural loads, from upper floors and from some types of roof structure. Non-loadbearing partitions can be constructed from a variety of materials, such as brick, block, steel, timber and plasterboard. Whilst the primary function of partitions is to divide space, there are several additional requirements that need consideration and implementation for them to function effectively: strength, stability and durability; fire protection; and sound insulation.
