Sources of moisture that can be at the root of damp problems can be neatly categorised under the following five headings: air moisture condensation, penetrating dampness, internal plumbing leaks, below ground moisture and ‘other sources'. To investigate condensation and mould, two of the most useful items of equipment are: a multi-functional moisture meter and a thermal imaging camera. Condensation is a major problem in all types of property. It does not just feature in older and often down-at-heel building stock, but can also be a frustrating issue in a modern new build. Surface condensation is the most common type of condensation. Surface condensation could be droplets of water forming on a cold water pipe. Surface condensation also shows itself at a cold bridge, such as may occur around a poorly fitted door or window or where there is a concrete lintel providing an easy route inwards through the building element for cold.
