ABSTRACT

This chapter summarises some of the key components, processes and issues involved in both those generic activities. Land subdivision and property development projects are remarkably complex and have become increasingly so, given the variety of demands of the contemporary urban environment and its end users. The chapter identifies and briefly discusses the important characteristics and components of this sector – focusing particularly on ‘land subdivision’ and ‘property development’ projects. It notes that while they in effect produce ‘different commodities’ – one being subdivided allotments and the other a building – there are, understandably, many common characteristics. In essence, any land subdivision or property development project has the same core elements, many paralleling the components of any other business venture. Typically, subdivision projects contain a high proportion of civil construction work as the landform is altered and as infrastructure and other services are provided to end users as prescribed under the relevant town plan.
