ABSTRACT

In commercial buildings, advanced lighting and control systems are available that can replace existing systems for significant energy savings. According to DOE, about 988,000, or 39 percent, have benefited from some type of renovation, with lighting upgrades being a popular renovation second only to cosmetic improvements by number of buildings, and cosmetic improvements and HVAC equipment upgrades by quantity of floor space. One of the biggest barriers to lighting upgrades in office buildings has traditionally been who pays/who benefits conflicts between landlords and tenants in commercial lease properties. In applications where lighting quality is not important or there is a major barrier to relighting, such as asbestos in the ceiling or prevailing wage laws creating a much higher cost for new luminaire installation, retrofits may be the only cost-effective option. Determining lighting operating hours is critical to estimating financial return and identifying opportunities for lighting controls.
