ABSTRACT

This chapter helps the readers to meet the requirements of the Building Regulations in dwelling houses, flats and rooms for residential purposes. The building owner also has a responsibility for ensuring compliance with Building Regulation requirements, and could be served with an enforcement notice in cases of non-compliance. Mechanical ventilation systems must be commissioned to provide adequate ventilation. A commissioning notice must be given to the Building Control Body and the air flow rates for mechanical ventilation in new dwellings must be measured. Information about overheating and the conservation of fuel and power is required under different regulations and guidance is given in Approved Documents. Although most of the main requirements for health and safety are covered by the Building Regulations, there are some requirements that are found in the Workplace Regulations 1992 that may need to be considered, as they could contain requirements which affect building design.
