ABSTRACT

The intent of this chapter is to introduce key information about the size of the Dubai property market. It begins by evaluating the traditional characteristics of real estate against what is observed in Dubai. It also examines who invests in Dubai, drawing down on the key observation that the residential sector is much larger in transactional volume and value than seen in the commercial sector. Who invests in Dubai and an introduction to the main vehicles of investment are also considered. A number of appraisals are highlighted that pick up on topical themes presented in the previous chapter including the impact of iconic towers on property price performance. The fundamental concepts behind commercial property and residential property appraisals are considered as well as a note on the importance of scenario testing when investing in the dynamic Dubai real estate market.
