ABSTRACT

Energy centered maintenance (ECM) model is a proactive model that focuses on preventive and predictive maintenance types rather than reactive maintenance. The energy-related maintenance inspections should be combined with the regular preventive maintenance plans of any equipment. The equipment’s energy centered maintenance inspections should be carried out by the appropriately qualified staff that are capable of conducting the inspections and recording the measurements accurately and can make the right judgment about each equipment behavior. ECM is focused on the efficiency of the equipment while it is working; therefore, calculating specific frequencies to conduct ECM inspections is critical for cost effectiveness. Identifying tools and specialized equipment that are required to execute an efficient energy centered maintenance inspection is an essential process that should be planned during the development of ECM job plans and inspections. Inspection duration specifies the expected time in conducting energy centered maintenance inspections for each equipment.
