The reality is, operating standards in the housing sector are inconsistent. Compliance is of course necessary. Innovations can make growing or running one's portfolio quicker, cheaper or better. The reality for private investors is that it doesn’t make sense to try to ‘reinvent the wheel’ or establish new technologies. The PRS tends to lag behind commercial property because the investors behind this sector have greater resourcing and more immediate commercial pressure to innovate. Investing is not an isolated activity. It’s tied up with other activities such as development and technology. Private investors can learn a lot from what is happening elsewhere. John Elvington coined the memorable and much-used phrase ‘triple bottom line’ when discussing how people can measure the three key elements of sustainable investing: people, planet, profit. Lag indicators are: an observable or measurable factor that changes some time after the economic, financial, or business variable it is correlated with changes.
