ABSTRACT

When a party enters into contractual obligations, certain risks are allocated to it under the terms of the contract and that party will therefore bear the impact of these risks, should they eventuate. In order to plan ahead for that impact, these risks must be analysed and understood and so this chapter sets out the spectrum of risks in construction on the basis of the chronology of the project and its implementation from the feasibility stage of construction (when the idea of a particular project at a particular location is born) to the design stage of construction (when the conceptual design of the project is identified and its suitability assessed). This will naturally move on to the construction stage of the project when the choice and the location of the site are firstly confirmed and the technical aspects of the project are identified before actually commencing the construction stage. Each of these periods is then further divided into various headings and examples from 72 real events are given and referenced. Tables and figures are also provided to make it easy to refer to each of these examples and to relate them to the type of risk they represent.
