ABSTRACT

Unlike other real estate genres, housing and caring for seniors has largely fallen to smaller local nonprofit and for-profit developers. The seniors’ housing market has subdivided into 5 categories along level of care needs, and the process for siting a seniors’ project varies based on these levels of care. Some developers have created large “life care” or “continuum of care” campuses, where seniors can migrate between housing types based on their need for assistance as they age. Among the topics covered are entrance fee projects vs. monthly rental projects; staffing levels and licensing; and marketing, lease-up, operations and financing.
