Gas mains are further protected under the Planning Advice for Developments near Hazardous Installations, produced by the Health and Safety Executive, sterilising a greater width than for water mains. Underground electricity cables also need a wider protected area than overhead cables. Northern Ireland Water Ltd served notice of their intention to lay a sewer pipe across the land to a new pumping station on part of the sold land which would service the development. The enterprises do benefit from the same compulsory powers as are afforded by the Water Acts and consequently National Grid and commercial pipeline installations normally pay an easement payment of 75% of the vacant possession value of the land affected over the relevant width. However, it is worth the claimant's valuer just being a little circumspect before phoning up their opposite number to complain about a pipe dump outside of the working area.
