ABSTRACT

The Building Act 1984 applies in England and Wales and is the United Kingdom statute under which the Building Regulations are made. The primary purpose of the act is to:

assist in the conservation of fuel and energy;

ensure the safety of those living in or working in or near buildings;

prevent undue waste and the misuse/contamination of water;

provide a method of controlling the Design, Build, Operation and Maintenance (DBOM) of buildings;

provide a mechanism for the inspection and maintenance of any service, fitting or equipment used; and

provide guidance on how services, fittings and equipment may be used.
