ABSTRACT

In every construction project the expected output

per time unit (hour or day), usually termed pro-

ductivity, determines the cost and the duration of

construction activities (Park, 2006). Productivity is

influenced by both managerial decisions and the

dynamically changing operational conditions. The

latter seems to be rather critical in the pre-project

phase where focus is put on deciding the construc-

tion technique and on improving the efficiency of

operations (Kotte, 1997). Irrespective of the pro-

ductivity estimation methodology selected, a tena-

cious issue is the inclusion of the operational factor

variability (Schexnayder, 1997). Consequently,

productivity assessment presupposes answers to a

number of related questions such as:

1. What are the key operational factors that affect

productivity?
