Fortunately, a legal model for the ownership of such space already exists in the American cooperative apartment building, where the rights to occupy parcels of space are vested in certificates of interest in a non-profit cooperative land trust ("space certificates"), which can be bought and sold. These space certificates will be initially sold at a computerized auction to best establish their value, like art objects or communication frequencies. The developers will divide the space within the building volume into units represented by space-certificates. In the initial auction, the bidders will invade and divide the space within the envelope; these tenant-ownerships can expand or contract or change hands in future transactions.
