ABSTRACT
Regardless of how well a building and its services are designed, if they are badly maintained, then their performance will deteriorate and they will not be sustainable. On the other hand, it is possible to design a building to minimize the maintenance burden and hence reduce the risk of failure. For example, a naturally ventilated building avoids reliance on fans and air-conditioning plant, albeit with a potentially greater cleaning burden from dirt entering through open windows.
