ABSTRACT

Before most types of building development can commence, whether residential, industrial or commercial, there are a number of statutory requirements that must be met. These are laws that are passed by the government to ensure that any development is controlled within acceptable limits. The main controls affecting building development are Planning, Building Control, and Health and Safety. Planning controls consider where a building is going to be placed and what it will look like; Building Control focuses on how the building is constructed, and Health and Safety considers the safe construction, use and disposal of the building. This chapter will briefly consider these three development controls, how they operate and what a developer must do to comply with their requirements.
