ABSTRACT

Most dwellings have some external timber components which can include windows, doors, external cladding, fascia and barge boards, etc. Depending on how well these have been constructed and maintained there will inevitably be some minor shortcomings. As Melville and Gordon (1992, p.177) point out, a few casements that are difficult to shut may be tolerated by most building owners, whereas when timber windows are rotten to the point of replacement then not only will the client be facing a large bill but also they will be very angry with their surveyor if he or she does not point out the problem! Consequently external joinery needs very close and careful attention.
