ABSTRACT
It is often necessary to provide a valuation of undeveloped land or of land having obsolescent or otherwise unsuitable buildings where the site is ripe for redevelopment. The passing rent, even where there is one, relates to the current use and will not assist in determining the value of the land for redevelopment (though it may be one factor in deciding whether development or redevelopment is viable at a particular time).
