ABSTRACT

Property asset management operates at two levels. It provides a service to address the day-to-day aspects of management, requiring the exercise of a good deal of technical, fi nancial and legal knowledge. At the same time it maintains an overview of the longer-term prospects and opportunities of maximising rental and capital growth. It should also monitor any changes in the property or its surroundings presenting opportunities for redevelopment, amalgamation, sale, change of use or similar moves. Management should be proactive rather than reactive. There are likely to be differences in quality between one set of managers and another. Given the uniqueness of properties, there can be no readymade template. To achieve and maintain excellence the organisation should be in a constant state of alert.
