ABSTRACT

The size of the development, 50 units, is at the higher end of the scale for schemes suitable for the methodology but it has been selected because it demonstrates almost all of the attributes that might have to be addressed. Smaller schemes would have a much-reduced submission focusing only on those ‘matters’ material to the planning decision. The evidence submitted with the application has been edited and condensed from a number of supporting reports. The scheme is to an exceptional level of design in terms of character, appearance and performance. It creates an excellent sense of place within the housing and connects to the existing village via the footpath network. The design of the buildings meets and exceeds building regulation requirements. The landscape design results in environmental enhancements while providing recreational areas to improve community cohesion and health and well-being.
