Chapter 7 focuses our subjective lens on the hotel sector. The subjectivity of value associated with the hotel income approach is the main focus of this chapter. The types of hotels as categorized by the property’s location and clientele is the next topic for discussion. The subjectivity of hotel revenue is elaborated with two distinct models in hotel valuation. From there the chapter turns the attention to new technological upstart challenges to hotel demand revenue. The market vignette for chapter 7 concerns an appraiser’s visit to a hotel for purposes of providing an opinion of value.
