ABSTRACT

Important aspects of planning sustainable cities lie in the choice of a place's density and land use. This chapter analyzes the history of zoning and the negative effects that segregating planning according to land uses have had on contemporary urban and suburban places. It lays out a counterargument in favor of higher density living that merge the benefits of low density, such as open space and privacy, without the associated negative effects of high cost and excessive driving. The chapter introduces key density indexes, types of dwellings that can be included in denser sustainable development and discusses how to generate relevant urban forms. Lastly, the chapter outlines how higher density will benefit the social, cultural and environmental make-up.
