ABSTRACT

This chapter explores the criteria for the successful development of a site. It identifies the roles and activities in site appraisal and shows how the developer’s likely main concerns are addressed on each topic. The successful development or redevelopment of a site comprising land and buildings requires the resolution of many problems. Many aspects of the physical condition result in the prohibition or limitation of development or in high cost to remediate them. The prospect of flooding is well documented on the Internet by the Environment Agency. Subject to abstraction permission, the availability of clean natural water is a bonus in modern times. Prevailing winds, perhaps carrying rain or snow may determine the location and orientation of a proposed building and the positioning of outside drainage and water courses. For local planning authorities a number of development controls, designated “special controls” enhance their capability to influence or prevent development of a site.
