ABSTRACT

This chapter concentrates on the underlying trends in demand, supply and prices in the middle income category-High Income Groups (MIG-HIG) market segment and give a description of the modus operandi of private land suppliers. It describes the broad changes and trends in demand, supply and prices, and the supporting role of formal housing finance agencies. The chapter sketches out the changing market context in which land supplying agents have operated over the past decades. It overviews the market developments by subsequently deal with: general trends in private supply and demand for land; the role of formal housing finance; and land price movement. The larger the shift of capital to the urban land market, the more intense are the inflationary conditions and expectations of capital gains. On the whole, private property development remained a limited phenomenon. In terms of price setting, the urban frontier, where fresh residential land enters the market, gradually became the centre of the city.
