ABSTRACT

This chapter discusses sustainable approaches for integrating tall buildings in suburban communities by examining the three dimensions of sustainability: social, economic, and environmental. It explains the array of issues that need to be addressed in the development of sustainable tall buildings. Sustainability advocates social progress. The social well-being of a building's users and neighbours must be held in high consideration to avoid exclusivity in higher-end developments and crime in lower-income developments. A high-rise must serve user needs and be well integrated into the social fabric of the surrounding community. Size, materials and operational systems required for tall building development demands large expenditures for construction, maintenance, and operations. Market conditions and fluctuations and resulting vacancies may affect the ability to build tall in some suburbs. Economic feasibility studies must be completed and conducted comprehensively. Green design features that reduce energy consumption, reduce pollution, generate local employment opportunities, and reduce transportation needs should be engaged.
