When members of the public ‘buy’ perhaps an extension to their home from the construction industry, in any price agreed, does it include for the possibility of the ground conditions being worse than envisaged? Which party will pay if final costs of projects are higher than estimates, or if they take longer than planned, or if there are problems with the quality of the completed work? Do homeowners employ designers and constructors separately, or do they ask one company to design and construct their extension? In manufacturing, when we agree a contract to buy a new motor car, the car will usually be designed and built by the same company. Construction employers often engage designers and constructors separately, though modern thinking is that just one contract agreed for design and build of projects can be better.
